§ 102-2. Definitions.

  • The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:

    Local street means a city street established as a local street under the provisions of Act No. 51 of the Public Acts of Michigan of 1951 (MCL 247.651 et seq., MSA 9.1097(1) et seq.), as amended.

    Lot means a lot of record or parcel of land including, in addition to the land required to meet the regulations of chapter 126 of this Code, all of the land area shown in a request for a certificate of occupancy and use or zoning ordinance compliance permit, occupied or intended to be occupied by a principal and accessory building or use.

    Lot of record means a measured portion of a parcel of tract of land which is described and fixed in a recorded plat. (Platted lot)

    Major street means a city street established as a major street under the provisions of Act No. 51 of the Public Acts of Michigan of 1951 (MCL 247.651 et seq., MSA 9.1097(1) et seq.), as amended.

    Parcel or tract means a continuous area of acreage of land under the ownership of the same person.

    Person means a natural person, firm, association, partnership, corporation, or combination of any of them which may hold any ownership interest in land whether recorded or not.

    Platted lot means a measured portion of a parcel or tract of land which is described and fixed in a recorded plat.

    Public walkway means a right-of-way dedicated for the purpose of providing pedestrian access, and located so as to connect two or more streets, or a street and a public land parcel.

    Single ownership means the owner of each lot is identical, exactly equal and alike.

    Subdivision act means the Subdivision Control Act, Act No. 288 of the Public Acts of Michigan of 1967 (MCL 560.101 et seq., MSA 26.430 et seq.), as amended.

    Words, terms and phrases used in this chapter shall be defined in accordance with the definitions given in the subdivision act, chapter 126 of this Code, and as provided in this section. In case of a discrepancy, this chapter shall control.
